The Settlement Process
On receipt of your title order, written communication is generated within 24 hours. Cover letter of greeting with notice of requirements is sent to all parties. Gathering of necessary data begins with taxing and insurance entities, surveyor as applicable.
The property is entered into our database and that of the largest title insurers writing in Massachusetts for existing abstracts and backtitles. We undertake and accomplish the title examination in compliance with requirements of state law. At closing, we certify title and issue the title insurance policy.
We undertake the obtaining of all required title clearing documents from owners, prior closing counsel and our own staff efforts. Delay of closings due to outstanding title matters is avoided at all costs, if possible. Obtaining payoff information is handled expeditiously. Coordinating the closing with all parties, counsel and brokers is handled professionally, efficiently and courteously.
Our computer program and printer integration allows for direct download of your closing documents, letter, legal or mixed, saving you overnight fees and allowing for closing day document transmission. Or, we can generate complete closing packages tailored to your particular document requirements while in compliance with all state and federal lending laws for an additional competitive document preparation fee.
Our loan package preparation and stacking is completed to your specification as well as any separate warehouse funding transmittals required. Closing packages are returned to you, the lender within 24 hours of disbursement. All services are guaranteed as to accuracy. Follow-up on post-closing matters is prompt and complete.

Our operational procedure allows us to accomplish the closing, on an expedited basis if necessary, in most cases, within three business days.
The Post Settlement Process
Once the loan documents have been properly explained to the Borrower and duly executed and acknowledged, as necessary, appropriate documents are recorded at the registry of deeds. Certified copies are overnight delivered to the lender, along with the ATLA Title Insurance Policy in the package containing the original closing documents, stacked to order.
Payoff and Request for Discharge are sent to payoff mortgagees by electronic transmission and discharge tracking is in place until the discharge is recorded.
Delay of closings as a result of paid off mortgages undischarged of record is avoided when possible. We obtain proof of payoff from prior counsel or the lenders from whom a discharge is pending. We feel that diligence in tracking, obtaining and recording of these discharges is a vital part of our service allowing closings to go forward that might otherwise be delayed or even cancelled when everyone "drops the ball" in obtaining a title clearing document.
